John Cornish Reports That Taos Stands Apart From Western Mountain Markets

Buyers gain access to a wider range of distinctive homes as sales continue to rise, says John Cornish

Buyers searching for mountain homes in the West are encountering significantly different market conditions depending on where they look. In Taos, New Mexico, a combination of abundant inventory, rising sales and unusually diverse properties is creating an opportunity that remains difficult to find in many mountain markets.

Single-family homes in the primary Taos corridor reached 12.2 months of supply during the first half of 2026. By comparison, Santa Fe reported approximately 4.5 months of housing supply at midyear, while Pagosa Springs / Archuleta County, Colorado, reported approximately 10.5 months. Nationally, the National Association of Realtors reported 4.6 months of existing-home inventory in June.

Yet Taos has not come to a standstill. Single-family sales increased 28% compared with the first half of 2025, while sales below $500,000 rose nearly 89%.

“Buyers have more inventory to choose from than they have had in years, but in Taos that means more than a longer list of similar houses,” said John Cornish, a Taos Realtor who compiled the analysis. “The choices can range from off-grid Earthships and traditional adobe homes to mountain chalets at Taos Ski Valley. Buyers have real variety, along with more time to determine which property truly fits them.”

The expanded supply is also giving buyers greater negotiating leverage. Nearly three-quarters of Taos single-family homes sold below their final asking price during the first half of 2026, and 41% underwent at least one price reduction before going under contract.

Cornish cautioned that the increased inventory does not mean every property is discounted or difficult to sell. Homes that check the right boxes, such as a classic adobe within walking distance of the Taos Historic District, can still attract strong buyer interest, particularly at more attainable price points. Properties that require substantial work or enter the market above buyer expectations may face greater competition.

“Taos remains active, but buyers can be more deliberate,” Cornish said. “They are able to compare very different properties, complete their due diligence and walk away when the condition or price does not make sense.”

The Taos Mid-Year 2026 Market Report analyzes activity from January 1 through June 30 in the primary Taos corridor, extending from Ranchos de Taos to Taos Ski Valley. Taos figures were drawn from the Enchanted Circle Association of REALTORS® Multiple Listing Service.
