When snowbirds lock up and head out for the hot months, the house does not pause. Ryan’s Home Services says its Palm Desert crews are seeing more vacant-home calls each spring and early summer: slow leaks under sinks, toilets that never stop filling, water heaters that fail while nobody is there, and air-conditioner drains that back up in triple-digit heat.
The pattern repeats when owners return in the fall. A stain on a cabinet. A sky-high water bill. What they are finding in empty houses
Most of the damage starts small. A supply line sweats. An unused toilet flapper sticks open. Sediment sits in a tank-style heater. Dust and cottonwood clog a condensate line until water spills into the closet. Batteries in smoke and carbon monoxide alarms die in the heat. Dryer vents packed with desert dust sit untouched until the first load of towels in October.

Before you go (and when you return)
- Shut off the valve to any toilet that will sit unused, or have someone check it twice a month.
- Look under every sink and at the water heater pan for damp spots.
- Flush a tank water heater or descale a tankless unit before the house sits empty.
- Clear the AC condensate drain so it does not overflow in July.
- Test smoke and CO alarms and replace weak batteries.
- Pull the dryer lint trap and schedule a full vent cleaning if clothes already take two cycles.
- If solar is on the roof, check for bird nests and heavy dust before you leave.
- Give the gate a visitor name and a date window so a crew can get in without a neighbor holding a key.
The shop handles the work most specialty trades will not put on the calendar: outlet and switch swaps, small plumbing fixes, dryer vent cleaning, tank and tankless water heater service, solar panel washing and pigeon mesh under arrays, EV charger hookups, TV mounting, ceiling fan installs, and general punch-list repairs. Ceiling fans get pulled, wired, and balanced so they run quiet in rooms that bake all afternoon. TVs get a level mount and hidden cables in living rooms, bedrooms, and covered patios.
