This new office marks a significant step forward in the firm’s ongoing efforts to blend historic preservation with modern innovation, while supporting urban revitalization and sustainability.
The new office, located at 1 Franklin Square, not only serves as the home for Phinney Design Group’s Construction Management Division but also functions as a satellite office for its partners, Promethean Builders, based out of New York City.

The newly renovated building is a testament to the firm’s expertise in balancing old-world charm with contemporary functionality. While the ground floor is dedicated to Phinney Design Group’s Construction Division, the upper floors have been transformed into three high-end residential units. This project is a significant contribution to the district's growing demand for housing, while maintaining the architectural integrity of the historic neighborhood.

- Historic Preservation & Modern Design: The building’s exterior, including its iconic Greek revival pillars/columns has been carefully restored, while the interior has been updated with the latest in construction technology and design to create a sleek, open workspace.

commitment to sustainability in both residential and commercial construction.
- Residential Refurbishment: The upper floors have thoughtfully renovated three apartments with modern finishes and technology that were designed and fully furnished by Interior Designers at Phinney Design Group, combining the historic charm of the building with modern amenities to meet the needs of today’s residents.
A New Chapter in Franklin Square
The newly renovated building represents a major investment in the revitalization of Franklin Square. Phinney Design Group’s extensive previous experience working closely with local preservation boards, city officials, and community members, ensured that the project honored the historical significance of the area while adding value to the local community.
With an impressive Doric porch set against the weathered yellow stone of early Saratoga Springs construction, 1 Franklin Square is one of the most striking examples of classic Greek Revival style in Saratoga.
Grand Opening Event
To commemorate the opening of this historic project, Phinney Design Group hosted a ribbon-cutting ceremony on Tuesday, October 22nd at 3 pm. Local officials, clients, and the community attended to explore the renovated apartments and learn more about how the firm balanced historic preservation with contemporary design.
Champagne and lite refreshments were served, catered by The Coat Room in Saratoga Springs.
