According to the World Bank, inflation has returned with greater force and persistence in 2022, altering central banks' initial expectations of an economic recovery with fewer constraints.

In this regard, the specialist Gustavo Tomé claims that in 2022, our country's real estate industry will be impacted by the global inflationary context, which has caused the cost of producing a home to rise by up to 22%.

"Developers will have to design financing strategies for the final consumer”, said Gustavo Tomé, ”but these strategies will be accompanied by an increase in interest rates”.

Gustavo Tomé said the increase in mortgage interest corresponds to the rise in the cost of construction materials, which is still soaring as a result of the pandemic.

The specialist stated that the real estate market is changing and mentions the phenomenon known as "Second home”, which is on the rise as professionals who work remotely choose to buy homes in tourist areas, creating a demand for real estate in places where there were previously only hotels.

Finally, Gustavo Tomé advised those seeking a mortgage loan to compare the interest rates offered by various banking institutions, as there are loans that, in the expert's opinion, are un-payable and end up excessively raising the cost of housing.
